He sold his holdings in 1910 for $1 million ($27 million today).[6][7] Before Greenough’s development and sale of Hermosa property in 1910,[8]state law prohibited liquor sales within one mile (1.6 km) of an open ocean beach;[9][10] thus many early Hermosa bars were located just over the county line in adjoining Torrance or Manhattan Beach where alcohol could be served legally.[11][12] Greenough laid out Hermosawide streets which he named after friends and family: 14th Street became Arrowhead Avenue; 15th Street was renamed Park Avenue; 16th Street became Gardena Avenue; 17th Street was called Prospect Avenue until 1920 when it assumed its current name – Pier Avenue – after being extended to support new piers built for fishing boats bringing their catches back to shore along a line from Longfellow Lane at 20th Street all the way down to 23rd Place at Pier Plaza near Hermosas’ world famous concrete pier completed in 1914 as depicted below.
